【多建一层房到底会增加什么样的成本?】你知道吗

Neil Turrell, managing director of Galston-based Turrell Building Services, says it’s a common misconception that building a second storey is more expensive than extending the ground floor.

“The easiest rule-of-thumb is that the cost to remove the existing roof covering and framework, plus putting down joists and a new sub-floor, can generally offset the costs involved in building from the ground up: excavation, formwork, concrete costs etc,” he says.

“Every job is unique, of course, but that is the general principle.”

Turrell puts the cost of adding a storey at about $2,500 per square metre, “so 100 square metres equals about $250,000, which is around the average size for a second storey addition.”

Another $10,000 to $15,000 worth of work needs to be added, though, for lower-ground floor works like stair access and plumbing, he adds.

Steve Burke, managing director at Perth’s Amerex Renovations and Additions, says “going up”, usually using a lightweight timber frame, can cost between $1,800 to $3,000 per square metre.

“Unlike a ground floor extension, a second storey does not normally require any foundations or concrete slab to be poured – this is a big saving,” he says.

“Which rooms you require upstairs will have the most impact on your second storey costs. For example, will there be a master bedroom and ensuite, children’s bedrooms and bathroom, a separate toilet, an activity area?

“This is something you would talk through with both your designer and builder in the early stages. Essentially, the bigger the addition, the more it will cost,” Burke says.

“Unlike a ground floor extension, a second storey does not normally require any foundations or concrete slab to be poured – this is a big saving,” he says.
