面对一座老城,设计一条新街
Redesign the street of an ancient city

基地位于南昌市西湖区,属于老城区的中心地带,西接象山南路,南邻三眼井街,南侧为新四军指挥部旧址。从上位规划图中可以看出,三眼井历史风貌区和南昌著名的滕王阁、万寿宫、八一广场历史风貌区在同一个保护级别。这些地段集中体现了南昌名城特色。
The site is located in the Xihu District of Nanchang City, which belongs to the center of the old city. It borders South Xiangshan Road to the west, the Sanyanjing Street to the south, and the former site of headquarters of the New Fourth Army is located in its south side. As can be seen from the master plan, the Sanyanjing Historic Interest Area is at the same protection level as Nanchang's famous Tengwang Pavilion, Wanshou Palace and Bayi Square. These lots embody the characteristics of Nanchang.

项目用地面积4.9万平方米,总建筑面积7.6万平方米。政府将基地容积率控制在1.2,意在原汁原味地保留南昌民居的历史风貌。
The project covers a site area of 49,000 square meters, with a gross floor area of 76,000 square meters. The government keeps the plot ratio of the site at 1.2, which is intended to preserve the historical and cultural features of Nanchang dwelling houses.

设计关注四大诉求,即政府意愿、业主利益、建筑师诉求、民众诉求,设计的切入点是从民众诉求和政府意愿出发,并把“城市贡献”放在首位。
The design focuses on four major demands, namely the government's wishes, the interests of the owners, the architect's demands, and the people's requirements. The design proceeds from the people's demands and the government's wishes, and put the 'urban contribution' to the top priority.
对于UA尤安设计而言,它是第一个有历史保护街区概念的城市更新改造项目,也是方案和施工图一体化的项目。对于业主绿地集团而言,它是第一个历史保护更新项目。 
For Urban Architecture, it is the first urban regeneration project with the concept of the historical block, and it is also a project that integrates design scheme and construction drawings. For the client Greenland Group, it is the first historical protection and regeneration project.
项目建造时间跨度较长,UA尤安设计从2014年6月投标开始,至今完成了一期。
The construction of the project spans a relatively long period of time. Urban Architecture started from the bidding in June 2014 and has completed the phase I so far.


 
溯源历史街区,保留三大价值
Tracing the source of the historical block and preserve its three values

每一个老城区都具有不同性格,并带给人迥异的生活体验,三眼井历史街区在清代民国以及近代不同时期的城市运动中被持续地更新着。 
Each old city has its own personality and brings people a very distinct life experience. The Sanyanjing Historical Block has been continuously renewed in the urban movements of the Qing Dynasty, the Republic of China, and every period in modern times.
民国十五年(1926年)地图,基地周边的四条道路:象山南路、三眼井等主要街道已经存在,基地内部有一处小校场,是古代的练兵之地。
In the 15th year of the republic of China (1926), the map showed that four roads around the site, such as South Xiangshan Road, Sanyanjing and other main streets, already existed. There was a small drill ground inside the site, which was a place for training soldiers in ancient times.

民国二十五年(1936)地图,中间的街巷更加细分,形成校场西街、校场东街两条路。
In the 25th year of the republic of China (1936), the streets and lanes in the middle of the map were further subdivided, forming two roads, West Jiaochang Street and East Jiaochang Street.

2014年,UA尤安设计拿到设计任务书的地图,大的城市肌理和90年前相比没有任何大的出入,因此,这个地块的宝贵之处在于其非常原汁原味地延续了南昌老城的肌理。
In 2014, Urban Architecture obtained the map of the design assignment. Compared with 90 years ago, the general urban fabric is not much different. Therefore, the value of this plot lies in its very authentic inheritance of the fabric of the old city of Nanchang.

街区体现出三个价值:
Three values reflected in the block:
1、空间特征,天井与窄巷的绵延肌理。
最宽的校场东街及校场西街6~8米,最窄的街巷3米,被檐口屋面覆盖的是活跃的城市生活。
1. Spatial features: the continuous fabric of patios and narrow lanes. 
The widest section of East Jiaochang Street and West Jiaochang Street is 6 to 8 meters, and the narrowest street is 3 meters. What is under the cornice roof is active city life.
2、生活特征,闲适而自在的市井生活。
东街、西街的商业价值很高,摆摊做买卖的人很多,历史上的三眼井街区就是一个市井繁华、商铺云集的地方。
2.  Life characteristics: leisure and comfortable. 
With a high commercial value, many people set up stalls to do business on the East Street and the West Street. In history, the Sanyanjing block was a place full of bustling shops.
3、风貌特征,多元的城市肌理。
三眼井街区的建筑风格非常多元,分清末、民国、现代,现代又分为文革时期和八十年代的风貌。
3. Architectural style and features: diverse urban fabric. 
The architectural style and features of the Sanyanjing block is very diverse, which can divide into the late Qing Dynasty style, the Republic of China style and modern times style, and the style of the modern times also can be split into the Cultural Revolution style and the style of the 1980s.

对三眼井历史风貌保护区来说,保留街区价值的重点在于保留这三个特征:空间特征、生活特征、风貌特征。
For Sanyanjing Protective Historical Area, the key to preserve the value of the block is to preserve these three characteristics: spatial features, life characteristics, and architectural style and features.


直面更新难点,设计逐一突破
Facing the regeneration challenges and breaking down them one by one with design

在整个设计过程中,UA尤安设计的团队碰到了一些难点:与现行规范的矛盾、对文保条件的满足、新旧功能的冲突、建造技术的难度等。对于城市更新类型的项目来说,这些难点也是每个设计机构在实践中都会经历的。
Throughout the design process, Urban Architecture has encountered some challenges, such as contradictions with current regulations, hardship encountered in meeting the conditions for cultural protection, conflicts between old and new functions, and difficulty of construction technology. For urban regeneration projects, these difficulties are also experienced by every design firm in practice.

难点1:与现行规范的矛盾
Challenge 1: Conflict with current regulations

项目原址的民居整体质量堪忧,建筑破败不堪,经过调研、测绘、拍照、构件整理保存后已被拆除,仅保留了几栋旧楼。根据现行规范,所有新建房子必须按退界要求来控制间距。为了保留原有街区的天井和窄巷的空间特征,设计突破了当地规划间距及地铁退距的要求,这得益于积极应对繁复的报规流程和努力争取各种条件的巨大付出。 
The overall quality of the former residential houses on the site was poor and worrisome, and the buildings were in a dilapidated state. After investigation, surveying and mapping, photographing, component sorting and preservation, they have been demolished, and only a few old buildings have been retained. According to the current regulations, all newly built houses must be controlled according to building concession distance requirements. In order to preserve the spatial characteristics of the patios and narrow lanes in the original block, the design breaks through the local planning's requirements upon the distance between buildings and the subway concession distance, which is due to the huge effort to actively deal with the complicated reporting procedures and strive for various conditions.
从下面的对比图中看出,整体规划延续了从民国十五年至2014年的城市肌理,街巷被保留下来,形成布局中的骨格网络,有主弄、次弄,街巷空间延续了天井与窄巷的延绵肌理。
As can be seen from the comparison picture below, the overall plan continues the urban fabric from the 15th year of the Republic of China to 2014, and the streets and lanes are retained, forming a skeleton network in the layout, with main and secondary lanes. The street space continues the stretch fabric of patios and narrow lanes.

象山南路地铁三号线站点位于基地的西北角,控规要求退界30米,由此,整个街的尺度将发生变化。设计将地铁设备、管井与地块内建筑相结合,靠近地铁地下范围不设车库。有资质专业的单位被UA尤安设计聘请来评估论证项目对地铁的影响,项目拿到了南昌轨道交通集团的批文。
The South Xiangshan Road station of Nanchang Metro Line 3 is located at the northwest corner of the site. The regulatory plan requires a 30-meter retreat, so the scale of the entire street will change accordingly. The design combines subway equipment, tube wells and buildings in the plot, and there is no garage near the underground area of the subway. In addition, Urban Architecture hired qualified professional unit to assess the impact of the project on the subway. Finally, the project received the approval of Nanchang Rail Transit Group.

难点2:对文保条件的满足
Challenge 2: To meet the conditions of cultural protection

对历史建筑进行针对性的保护:依据现状测绘图纸和街区历史环境调查,确定江西民居风貌、民国风貌及近代风貌为地块的主要风貌,对九栋有详细测绘资料的历史建筑进行修缮、复建,其余各楼栋或沿用原有建筑尺度和形态特征整治改造,或融合场地原有元素特征新建。
Special protection of historical buildings: According to the current surveying and mapping drawings and the historical environmental survey of the block, the main style and features of the plot were determined as Jiangxi folk houses, and the style and features of the Republic of China and modern times. In addition, the nine buildings with detailed surveying and mapping materials were repaired and restored. The rest of buildings will be renovated in the original building scale and morphological characteristics, or rebuilt based on the original elements of the site.

1)修缮:针对有历史风貌建筑的原址修缮。保留外部墙体,维持城市界面,进行内部翻新,实现原址、原结构、原工艺修缮。
1) Repairing: Repair the historical buildings. Retain the external walls and renovate the interior, maintaining the urban interface and achieving a renovation at the original site, in the same structure, with the original craft.
2)复建:针对历史风貌建筑的原址复建和异地复建。采用原混凝土框架土建结构,原始形制的装饰性木构架和原址拆除时留有的砖石。保留原有层高,使空间感受忠于原有建筑。
2) Reconstruction: In-situ and off-site reconstruction for historical buildings. It adopts the original concrete frame civil construction structure, the original decorative timber frame and the masonry left when the original building was demolished. Retain the original floor height to make the space feel loyal to the original building.
万安云升试馆建于清光绪丁酉年(1897),老建筑上的砖、石材、石匾被完全保留下来,编号、修复和复建,成为整个商业街的点睛之笔,确立街区历史风貌价值。
Wanan Provincial Examination Hall was built in the Dingyou year, Guangxu, Qing Dynasty (1897). The bricks, stones and stone plaques on the old building were completely preserved, numbered, restored and reconstructed, becoming the punchline of the entire commercial street and establishing the historical style value of the block.

3)整治改造:有价值的风貌建筑改造重建,新建建筑将延续原先建筑语言与细部。还原历史风貌。
3) Renovation and reconstruction: Rebuild and reconstruct the valuable style buildings, and new buildings will inherit the original architectural language and details, restoring the historical features.

4)更新:新建建筑中融合场地原有元素及特征。以现代材料和建造体系还原建筑原有风貌,实现建筑的传承创新。
4) Regeneration: The original elements and features of the site are integrated into the new building. Restore the original style and features of the buildings with modern materials and construction system, and realize the inheritance and innovation of architecture.
提取老房子的“肌理”,形成城市更新的“新语言”。汲取原有居民自发搭盖建筑的一些元素,比如梅花形状的砌砖手法,加上玻璃砖的现代演绎和工字钢,唤起人们对于旧有肌理的回忆。
The design extracts the 'fabric' of the old house and forms a 'new language' of urban regeneration. Drawing on some elements from buildings spontaneously constructed by indigenous residents, such as plum blossom-shaped brickwork, coupled with the modern interpretation of glass bricks and I-beams, can evoke people's memories of the old fabrics.

难点3:新旧功能的冲突
Challenge 3: Conflicts between new and old functions

新旧功能的冲突体现在建筑对“古建新用”带来的时代功能需求的满足:
The conflict between the old and new functions is reflected in the architecture's meeting of the functional requirements of the times brought by 'new use of ancient construction':
建筑功能由居住改为商业,新旧功能有所冲突,设计在业态要求、店招设计、灯光设计、地下停车、设备机组布置等多方面满足了现有功能的要求。
The function is changed from residential to commercial, so the conflict arises. The design eventually meets the requirements of the existing functions in many aspects such as commercial requirements, store design, lighting design, underground parking, and united equipment layout.
建筑结构由砖混和木结构改为框架结构,8米*8米的柱网设计,满足了餐饮等业态布置及地下停车需要。
The structure of the building was changed from a brick-concrete and timber structure to a frame structure. The 8-meter by 8-meter column grid design meets the needs of business layouts such as restaurants and underground parking.
除油烟设备、室外VRV主机设备利用古建坡屋顶进行隐藏遮挡。
The fume removal equipment and outdoor VRV host equipment are hidden under the sloping roofs of ancient buildings.

难点4:建造技术的难度
Challenge 4: The technical difficulty of construction

建造技术的难度体现在现代设计手法对传统建筑风格的演绎
The technical difficulty of construction lies in the interpretation of traditional architectural style through modern design techniques.
1)钢结构还原大木作:展示中心采用钢结构与木作相结合的构造方式。木构件由力学属性变成装饰属性,实现了功能置换。雨水管巧妙地通过工字钢立柱导入地下管路,解决了天井处室内大空间雨水管的隐藏问题。
1) Steel structure represents the carpentry work: The exhibition center adopts a combination of steel structure and woodwork. The mechanical properties of wooden components become decorative properties, which realize a functional replacement. The rainwater pipe is skillfully introduced into the underground pipeline through the I-steel column, which solves the problem of hiding the rainwater pipe in the large indoor space at the patio.

2)参数化拼砖:“修旧如旧”体现了时代感。UA尤安设计的创新手法体现在采用参数化渐变清水砖墙,再现原有韵味。通过参数化控制清水砖凸起,从10毫米到120毫米的渐变形成涟漪,同时嵌入玻璃砖发光体, 形成光的流动。参数化拼砖申请并通过专利《清水砖参数化拼砖砌筑方法》。
2) Parametric brick-splicing: 'Repairing the old as the old' reflects a sense of the times. The innovation of Urban Architecture's design is the use of parametric gradient plain brick wall to represent the original charm. Through the parameterized control of the raised water brick from 10mm to 120mm, the ripples are formed. Meanwhile, the luminous glass bricks are embedded to form the flow of light. Parametric brick-splicing has applied for and passed the patent of 'Parameterized Brick Building Method for Plain Bricks'.

3)框架结构的隐藏:混凝土框架梁和柱承托清水砖墙,承托的位置会裸露结构,为此,设计预留了外包尺寸,或贴或砌不同厚度的青砖/片来隐藏结构。
3) The concealment of the frame structure: the concrete frame beams and columns support the plain brick wall, and the supporting position, thus, will be exposed. For this reason, the design reserves a room for outsourcing, aiming at pasting or laying green bricks / brickbats of different thickness to hide the structure.

保外救内:内院高墙,梁柱承重,保证建筑外部效果。
Protecting the external and restoring the interior: building an inner courtyard with high walls, and setting the beams and columns to bear the load, ensuring the external design of the building.

4)断热铝合金仿木门木窗:大量的仿古建筑的断热铝合金木门窗代替了老建筑中的木门木窗,满足了耐候、节能、消防等要求,设计采用铝方管格栅及窗花,细部还原木门窗的效果。窗花和防腐木之间要减少色差。在控制效果的同时也控制成本。
4) Insulated aluminum alloy faux-wood doors and windows: many pseudo-classic buildings adopt insulated aluminum alloy faux-wood doors and windows to replace the wooden doors and windows in the old buildings, which meet the requirements of weather resistance, energy saving, fire protection, etc. The design adopts square aluminum tube grilles and window grilles, and the details restore the effect of wooden doors and windows. In addition, the color difference between window grilles and anti-corrosion wood should be reduced. The cost should be under control while realizing the design effects.


5)老构件的还建再利用:UA尤安设计在旧民居里挑选了非常多的石鼓、石板、石础,以及木梁、垂花。经过收集、编号、测绘、整理、编号,将这些构件放在仓库,等待后续的还建利用。这些老构件已经不具备力学属性,虽然不能承重,但可以作为装饰构件被大量运用到新建项目。
5) Restoration and reuse of old components: Urban Architecture selected a lot of stone drums, stone slabs, stone foundations, wooden beams and hanging flowers in old residential dwellings. After collecting, mapping, sorting, and numbering, these components are placed in the warehouse, waiting for subsequent construction and utilization. These old components no longer have mechanical properties. Although they cannot bear the weight, they can be used as decorative components in a large number of new projects.

6)现场样板段:1:1的现场放样推敲,包括标准墙身的研究、拼花砖的研究、砌法的研究,累计做了十几个不同的样板。
6) On-site sample section: 1: 1 on-site lofting, including the study of standard walls, mosaic tiles, and masonry, and a total of more than a dozen different models have been made.




 
具有场所精神的街巷空间

项目原汁原味地体现了传统江西民居的建筑风格,玻璃盒子、参数化清水砖墙等创新手法的现代演绎注入了时代感,三眼井街区多元的历史风貌一览无遗,同时为未来的城市更新也预留了提升空间。
The project authentically reflects the traditional Jiangxi residential architecture style. The modern interpretation of innovative methods, such as glass boxes and parametric plain brick walls, injects a sense of the times into the project, giving a sweeping view of the diverse historical styles of the Sanyanjing block and also leaving a room for urban regeneration in the future.


一条街穿越了时空,连接了历史和未来。在极富场所精神的街巷里,人们能感受到清末、民国、现代等不同历史时期的风貌。设计在此不仅助力提升了街区的形象和价值,还唤醒了传承百年的人文记忆,并激发当代的城市活力。
The street travels through time and space, and connects the past and the future. In the streets and alleys full of the spirit of the site, people can feel the style and features of different historical periods such as the late Qing Dynasty, the Republic of China, and modern times. The design here not only helps to enhance the image and value of the block, but also awakens the century-old cultural memory and stimulates the vitality of contemporary cities.

在建成的一期里,街巷尺度宜人,历史氛围浓厚,商业气息毫不违和地在此有着一席之地。不久的将来,这里会是一派烟火景象,商家、游客、居民熙来攘往。
In the first phase of the construction, the streets and alleys are pleasant in scale, with strong historical atmosphere, and harmonious commercial atmosphere. In the near future, there will be a lively scene here, bustling with merchants, tourists and residents.

令人惊喜的是,虽然商铺还未开业,但从清晨到黄昏,公共空间里早已活跃着各个年龄段的人群,老人、孩童、中青年等在此休闲。人们或相邀一起跳广场舞,或坐着小憩享受独处,或偏安一隅精进乐器,还有宠物在打闹嬉戏。
Surprisingly, although the store has not yet opened, people of all ages have already been active in the public area from early morning to dusk, and the old, children, young and middle-aged people spend their leisure time here. They may meet together to go square dancing, or sit and enjoy solitude, or practice musical instruments in the corner, with pets playing around.

廊架下,树池旁,阳光中,树叶嫩黄嫩黄的,一切宛若初见。这里俨然一座街区邻里公园,充满了轻松愉悦的生活气息。这样的市井日常场景在某种程度上是对设计的极大认可和高度评价。
Under the pergola, the leaves of trees near the tree grates are bright yellow in the sunshine. It's like a neighborhood park in the block, full of relaxing and joyful atmosphere. To some extent, this kind of daily scene in the city is a great recognition and high evaluation toward the design.

象山南路区域的更新与开发是在特定经济政策驱动下的城市大事件,三眼井风貌区的更新发展过程,有些是建筑师无力去掌控的,而另一些则是有责无旁贷要用“设计”手段来为城市保留些回忆并做些贡献的。

这片老城的改造首要是保留城市“肌理”,三眼井街区空间形态具备“小街廓(block)密路网”的优点,有名字的巷道(如校场东西巷、三眼井巷等)宽至3、4米,没名字的小路只有1、2米;细密的街巷延绵形成公共空间网路,蕴含着老南昌人闲舒自在的日常生活。这些建筑之外的“间隙”形成极具市井气息的场所特征。因此在地块的规划中,虽然房子必须重新拆建,但延绵的空间网络我们是极力保留下来。

场地里第二个有趣的特征是“历时的丰富性”,现在很多街区在改造后被称作“仿古街”,很本质的原因就是把复杂的生活场所给符号化了(影视城化),过于统一的设计形式语言会让街区失去复杂性,从而变得无趣而油腻。这么一个街区在经历几十年的自由发展、大量自发搭建(“修补匠”式建造)后,不同时期的材料与空间类型层层叠加极为丰富。这点是那些风貌完整统一的历史文化街区所不具备的特点,产生出陌生感与趣味性。我们在设计中通过现场调研把一些实物和信息保留下来,让这些“陌生感”拼贴在全新的街区中。

The regeneration and development in the area of South Xiangshan Road is a major urban event driven by specific economic policies. Some of the regeneration and development processes of the Sanyanjing Historic Area are beyond the control of the architects, while others are duty-bound to use 'design' to retain memories and make contributions to the city.

The transformation of this old urban area is mainly to retain the 'fabric' of the city. The spatial form of the Sanyanjing Block has an advantage of 'small block with dense road network'. Named laneways (such as Jiaochang east and west lanes, Sanyanjing lane, etc.) are 3 to 4 meters wide, and the unnamed paths are only 1 or 2 meters wide. These narrow and dense streets and lanes delineate a network of public spaces and contain the daily life of Nanchang natives. The 'gap' outside of these buildings forms a sitefull of breath of life. Therefore, in the plan of the plot, although the houses must be demolished and rebuilt, we have tried our best to retain the extended spatial network.

The second interesting feature of the site is the 'diachronic richness'. Nowadays, many blocks are called 'archaized streets' after reconstruction. Too uniform design formal language will make blocks lose their complexity and become boring and ticky-tacky. After decades of free development and spontaneous constructions ('tinker' residential construction), such a block is extremely rich in materials and space types of different periods. This feature is not available in the historical and cultural blocks with a complete and unified style, which produces a sense of strangeness and fun.
